Find a registered and licensed builder

One of the first things you should notice about builders is whether the builder is registered and having licenses like Builder’s All Risk Insurance, Public Liability Insurance, Home Warranties Insurance and Worker’s Compensation. You ask the builders for the licenses and steer away from builders not having those. Registered builders will save you the harassment of poor work quality.

Research before you choose

You try to find out some facts about the builder you are opting for. Try to talk with and acquire reviews from people who have earlier worked with the same builder. Try to visit places to see the work of the builder. Moreover, check the reputation and experience of the builder, as it is very important when it comes to warranty of your home. You can repeat this for a number of builders and then choose amongst them.

Getting quotes

Try to make a list of things you want in your home and ask the builder to quote for those. Try to get at least three different builders to quote for the same requirements and then choose from those quotes. However, the cost should not be the only deciding factor. Check out for those builders with alarmingly low quotes as those may include hidden costs.

Building Permits

Though the cost involved in getting Building Permits is completely your, make sure who is getting it, you or your builder. Make sure that it is clearly stated in the contract. It will be quite easy for your builder to arrange for a permit saving you the ache of loads of paperwork and time.

Understanding the contract

All the clauses in the contract should be clear to you. If any of the points is not clear, clarify it with the builder to avoid further disputes and misunderstandings. Sign the contract only after thoroughly and carefully reading the documents.

Other facilities

Generally, builders also have other necessary facilities like electricians and plumbers. Ask your builder whether they are having those facilities. If you get it from them you can easily incorporate necessary changes in your plan like doing away with a wall or shelves for your convenience.

Finally getting it ready

Finally, make sure your builder will provide you with the exact type of building you need. If you are looking for a particular type say contemporary or heritage style you should opt for those who specialises in the particular type you are looking for.

  • Time for progress payments
  • Time taken to complete the job
